Developer is
Pacific Blue Development, Ltd. (Ed McBride, principal). ECP was signed
on 27 June 2009. No EIA was required.
Development is located at the site of the old Soulshine Resort at the
point (on the other side of the canal from the old Lagoon Saloon/Sugar
Reef and Sunset Pointe.
The ECP authorizes 16 condominiums (4 per building - 2 on first floor
and 2 on second floor) in buildings 55' x 35' (two storeys), swimming
pool and caretaker cabana.
Developer required to rebuild existing seawall so that the seawall is
tapered towards the southern (Caribbean) end. Drainage pipes may not
empty into any water body. Water will come from the Placencia/Seine
Bight water supply systems and garbage will be disposed of in the
Peninsula dump.
Sewage will be treated by a Nayadic MI 200A wastewater treatment plant -
2 systems for all 16 condos. Final effluent to be treated with chlorine
and filterd through a diffuser before entering a specially designed
leach field around the perimeter of the property.
Pool water to be filtered and re-circulated into the pool. Wastewater
from the pool to be stored in tanks and used for irrigation and fire
protection.
Developer to purchase property on opposite
site of Lagoon for parking and loading of goods. Boats cannot
be docked at the site.
