Condominiums: Developer is Placencia Caye Resort and Marina Limited, a
Condominium Development (principal, Mike Potoker).
The ECP for the development was signed on 31 May 2006.
The development includes:
- Sixteen 2-bedroom condominiums in 4 buildings
(each building approximately 30'x80' plus verandah)
- Approx. 20'x50' pool house with 2nd floor
apartment
- Pool, approx. 20'x50'
- Twenty-four boat slips of approx. 40' x 12'
DOE requirements for development:
- Access by the public to temporary use of existing
pier/boat docking facilities and other amenities
- Household drainage pipes not allowed to empty
directly into any wetland area or water body or surrounding
environments. Drainage pipes must empty into adequately designed
and constructed elevated and lined leach fields.
- Water to be piped across Sea from Placencia.
- Sewage to be processed by an Aquatron 4 treatment
system of a size large enough to adequately treat all sewage generated by
the development.
- Treated effluent from wastewater system may be
used for irrigation if it meets the Effluent Limitations Regulations
of 1995.
- No wastewater to be discharged directly into any
body of water.
Residential Lots:
Developer is Placencia Enterprises Limited, a Subdivision
Development (principals, Henry Young, owner/manager and Michael
Potoker, development partner)
The ECP for the residential lots was signed on 13
April 2011. The development includes:

7 foot depth

Creation of new channel of 1,393' x 185' with
a 10 foot depth at deepest area, plus a PVC seawall with a 6'
wooden walkway dock along the north and east edge of the canal

lots to a height of 4 feet

L-shaped pier of approximately 100'x8' to the
west and 125'x8' with an open palapa of 60'x20'
